Ilderton Road lies within an opportunity area, with complex cumulative planning and transport considerations including ensuring that logistics of access work across the mix of uses and neighbouring sites without prejudicing future development. The site also falls on the boundary of Lewisham and a Network Rail embankment.

We have gained significant experience through this project with developing workable and efficient ground floor space on a constrained footprint to deliver access for all demands, including construction. The mix of uses is unusual but now a model emerging across London and other urban areas, which we understand well. The location within an opportunity area also required close consultation with the Local Authority to coordinate approach to on-street delivery arrangements and disabled parking across multiple sites, allowing the site to avoid onerous parking requirements at ground floor level.
